Social Media Captions for Estate Agents That Actually Get Engagement

Social media is where buyers and vendors discover you between portal searches. A good property caption does three things: stops the scroll, tells a quick story, and makes the next step obvious.

Open with a hook, not an address

Keep it short and skimmable

Use hashtags with purpose

A couple of relevant, local hashtags (#DidsburyProperty #ManchesterHomes) beat a wall of generic ones. They help local buyers find you and keep the caption clean.

Stay accurate — even here

Social posts are still advertising. The same honesty rules apply: don't claim "best street in the area" or "won't find better" unless it's true and provable. Keep the energy, lose the invented superlatives.
