Property Photography Tips That Make Your Listing Work Harder
Buyers look at the photos first and read the words second. If the images don't earn a click, your description never gets read. You don't need a professional kit to lift your photography — just a few disciplines.
Light is everything
Shoot in daylight, turn on every interior light, and open the curtains and blinds. Avoid harsh midday shadows; soft, bright, even light makes rooms feel larger and cleaner. Never rely on flash for whole rooms.
Tidy, then shoot
Clear worktops, hide bins and cables, square up cushions, lift toilet seats, and remove clutter from windowsills. A five-minute tidy does more than any filter.
Angles that flatter honestly
- Shoot from a corner at chest height to show a room's full footprint.
- Keep verticals straight — wonky walls look amateurish.
- Use a wide lens, but not so wide it distorts. A cupboard that looks like a ballroom invites complaints.
Order tells a story
Lead with the best exterior or the hero room — never the bathroom. Then walk the buyer through as they'd view: living spaces, kitchen, bedrooms, bathroom, garden. Your description should follow the same order so words and images reinforce each other.
Honesty protects you
Photos are part of the listing under UK consumer protection law (the DMCC Act). Don't use a wide angle to hide a tiny room, don't edit out a pylon, and don't reuse summer garden shots in winter without noting it. A misleading image carries the same risk as a misleading sentence.
