How to Advertise a Rental Property in the UK (2026 Landlord Guide)
A good rental advert does two jobs: it attracts plenty of the right applicants, and it filters out mismatches before they waste a viewing. Here's the full process for a private landlord in 2026.
Before you advertise: the paperwork
You'll need a valid EPC (rating E or above to let legally in England and Wales), a gas safety certificate if there's gas, and an EICR electrical report. Some councils require a selective licence — check yours. Sorting these first means your advert can quote the EPC and you can move fast when a good applicant appears.
What your advert must include
Under UK consumer protection law (the DMCC Act 2024) and portal rules, material information is required up front: rent, deposit, council tax band and EPC rating, plus anything a tenant would reasonably need to know (a short remaining licence, planned works, restrictions). One legal trap to avoid

Where to list
Rightmove and Zoopla only accept listings via agents or online letting platforms (such as OpenRent), so most private landlords use one of those routes for reach. Local Facebook groups and SpareRoom (for rooms/sharers) can work alongside, but treat portal exposure as the baseline — it's where tenants actually search.
Writing the advert
- Lead with the deal-breakers: available date, furnished or unfurnished, rent, deposit. Tenants filter on these before they read a word of prose.
- Then the living: rooms and sizes, washing machine, outside space, parking, storage. Concrete beats charming.
- Say what's included: bills, broadband, white goods. Ambiguity creates time-wasting questions.
- Be straight about terms: pets, smokers, sharers, minimum term. Vague flexibility you won't honour just burns viewings.
- Photos: daylight, tidy, every room plus the outside space. The advert text and the photos must tell the same honest story.
Price it with evidence
