The Best AI Property Description Generators for UK Agents (2026 Compared)

Full disclosure up front: this is the ListSmith blog, so we have a horse in this race. We'll keep the comparison factual — prices and features as published in June 2026 — and tell you honestly who each tool suits. Check current pricing before you buy; these things change.

The quick map

  • ListSmith — £7.99/mo or £89 lifetime; free tier of 3 instant tries plus 10/month with an account. Five outputs per property (description, summary, key features, social post, applicant email), sales and lettings included, plain-English refine box, and a hard never-invent-facts rule designed for the DMCC era.
  • ListingCraft — £9.99/mo or £119 lifetime; 3 free generations (total, not monthly). Three outputs: portal listing, social post, applicant email. Strong on speed and Rightmove-ready formatting.
  • DescribeMyProperty — from £24/mo (sales) to £32/mo (sales + lettings), 14-day trial. Its distinctive trick: generating descriptions from photos and floor plans, extracting layout details automatically.
  • Kyna — around £49/mo, 14-day trial. Polished UK-specific output with tone options; priced for businesses rather than solo users.
  • Klikkit — from roughly £300/mo. Not really a description tool: a full agency automation suite (lead response, viewing bots, vendor reports) with description generation inside. For agency principals automating a whole office.
  • CRM-bundled AI — Street, Alto and Reapit now include AI description drafting in their CRMs. If your agency already pays for one of these, try the built-in tool first; it drafts from your existing property record.
  • Free options — ChatGPT and free generators (e.g. Alectri) cost nothing and can produce usable drafts, with the trade-offs we cover in our ChatGPT comparison: embellishment you must police, US defaults, and no portal structure.

How to choose

If you're an independent agent or landlord without a modern CRM, you're choosing between the standalone tools. The honest questions: how many outputs do you need per property, do you handle lettings (check whether they're included or extra), and how much checking are you willing to do? Compliance posture matters more than it used to — since April 2025 the CMA can fine misleading listings directly, so a tool that invents nothing is cheaper than it looks.

If your agency runs Street, Alto or Reapit, the bundled AI is effectively free — compare its drafts against a specialist tool on the same property and keep whichever you'd actually publish.

If you list occasionally, free tiers settle it. Ours is the most generous in the niche (3 instant tries, then 10 a month indefinitely); most rivals offer a 14-day trial or a handful of total generations.

Test them the same way

Pick one real property. Run the same facts through each tool. Then check three things: did it invent anything (measurements, "sought-after", school claims)? Is it UK English with portal conventions? And how much editing did the draft need before you'd publish it? The tool that wins that test for your stock is the right one — whoever makes it.

Run the test on ListSmith free — no card, no sign-up for your first three listings.
